1. Branches:

As soon as you register us, our local branch will focus on finding you a property. When you have found a property and want to make an offer they will also introduce you to Your Let Manager a specialist member of the Hub team who will be your single point of contact.

3. Property Management (Pre Tenancy): 

Property Manager:

As soon as the Landlord accepts your offer and all fees have been settled the Let Manager will introduce you to a dedicated Property Manager who will coordinate:

  • Initial legal notices
  • Deposit registration
  • The Tenancy Agreement
  • Gas and Electrical safety compliance
  • The property Inventory and Check In
4. Property Management (Post Tenancy): 

Landlord Managed:

If the property is not managed by us we will provide the landlords contact details and you should contact them direct for any management queries.

Complete Managed:

If the property is managed by Complete managed by us the Letting Manager will pass you over to a dedicated Property Management team who will manage the end to end process including coordinating:

Safety matters:

As an ARLA member we comply with the highest standards in the industry. This includes ensuring that our landlords are fully aware of all the safety legislation that affects them and their properties.

Gas Safety: (The Gas Safety (Installations and Use) Regulations 1998)

The landlord of a property where there is a gas fire or other gas appliance is installed is responsible for ensuring that:

  • Appliances are maintained in a safe condition to prevent risk of injury.
  • Appliances are checked for safety at no more than 12 month intervals.
  • An appropriate certificate is issued by a registered e.g. Gas Safe engineer.
  • Failure to provide a satisfactory and current CP12 certificate is a serious criminal offence.

NB: We will not commence a tenancy without the provision of an appropriate certificate.

Electrical Safety: (The Electrical Equipment (Safety) Regulations 1994)

These regulations require the landlord to ensure that the earthing and insulation of all electrical appliances in the property are safe. Cabling, fuses and plugs should also be inspected and replaced with the correct rating for that particular appliance.

NB: We will not commence a tenancy without the provision of appropriate checks.

Fire Safety : (The Furniture & Furnishings (Fire) (Safety) (Amendment) Reg's 1993)

These regulations make it an offence to supply certain furniture in the course of a business. The regulations, which apply to all rented property cover.

  • All upholstery and upholstered furniture.
  • Loose fittings, permanent or loose covers.
  • It is illegal to let a property with furniture which does not comply.
  • They do not apply to any furniture manufactured before 1st January 1950.

NB: We will not commence a tenancy without the provision of appropriate checks.

Renting Services:

We recognise that renting a home is a complex process that requires a number of other services. Our aim is to deliver a tailor made solution that allows our tenants to obtain as many of those services as they require from Complete.
